JUST SOLD - February 2011 - We are pleased to announce the successful sale of 4222 E. La Palma Ave., Anaheim.  This high image warehouse and office building had been owned by a family trust operating an HVAC service and installation company for a number of years.  The new owner, a communications company, will be relocating from Orange, CA. 

100% LEASED! - February 2011 - The last remaining available industrial suite at Fulco Center, a 47,426 square foot multi-tenant light industrial and retail project in Fullerton, CA, has been leased. This is the second project we represent that has become 100% leased this year! Two additional multi-tenant projects we represent are on the brink of becoming 100% leased as well. Etchandy Industrial Complex II in Placentia and Etchandy Commerce Center in Anaheim each only have one remaining vacancy.

100% LEASED! - January 2011 - We just received executed leases for the last remaining available suite in Etchandy Industrial Complex, a 3,840 sq. ft. unit at 1800 E. Miraloma Avenue.  The 52,838 sq. ft. multi-tenant industrial project is now 100% LEASED!

JUST LEASED - January 2011 -
We are pleased to report that the 3,384 square foot office and industrial suite at 4390 E. La Palma Ave., Anaheim has been leased to iCard Telecom, Inc., a pre-paid telephone card distributor.  This lease marks the third lease in La Palma Industrial Plaza so far this month.

JUST LEASED - January 2011 - Venturi Technologies, Inc., a national carpet cleaning and restoration company, has leased 3,840 square feet at Etchandy Industrial Complex in Placentia.  This lease brings the industrial project up to 100% leased for the first time in a very long time.  Thanks Venturi!

Sunset Signs and Printing has agreed to move from their Yorba Linda facility to a 3,300 square foot suite at 1261 N. Lakeview Avenue, Ste. A, which is within Etchandy Commerce Center in Anaheim.  This high image building is an end-unit with major street frontage and building signage on two sides.  Our new tenant should have continued success in this great location.

JUST LEASED - January 2011 - We are pleased to welcome Orange County Martial Arts Academy to La Palma Industrial Plaza in Anaheim.  The school has been in operation since 1990 and is relocating from Yorba Linda to 4388 E. La Palma Avenue where they will benefit from major street visibility and quick freeway access.

BUSY START TO 2011 - January 2011 - This year started out with a substantial increase in activity as our telephones have been ringing more, lease proposals have been coming in and going out and we have been typing up leases for new tenants.  Here's what we've been up to so far this year.

TENANT EXPANDING - November 2010 -  Pacific Mechanical Construction has expanded within Palm Commerce Centre in Brea and extended their lease.  The industrial mechanical construction company was founded in 1980 and specializes in a variety of industrial construction projects, such as piping, pipe welding, structural fabrication, equipment setting and concrete foundations.

BUSY MONTH OF LEASING - June 2010 - With the economy being what it is today, we were fortunate to have leased several buildings during the month.  We leased and renewed a total of nine industrial suites for over 30,000 square feet.  All of the buildings were at La Palma Industrial Plaza, Etchandy Industrial Complex and Etchandy Industrial Complex II.

TENANT EXPANDING - June 2010 - Remedial Construction Services, currently located at Etchandy Commerce Center in Anaheim has just agreed to almost double their space and are moving to Etchandy Industrial Complex in Placentia.  The company is relocating even though their current lease does not expire for quite some time.  That is the benefit of working with a Landlord with a large portfolio and variety of suite sizes.

LEASE RENEWAL - May 2010 - We are pleased to announce that Quantum Automation has agreed to renew their lease of 5,544 square feet at La Palma Industrial Plaza.  The company has been a fantastic tenant throughout their five year history at the project and we look forward to continuing to work with them in the future.

JUST LEASED - May 2010 - We are pleased to welcome Industrial Logic Systems to Etchandy Industrial Complex II in Placentia, where they leased 4,802 square feet.  The company, which is relocating from Anaheim, assembles industrial computer control systems.  This leases brings the project up to 93% occupancy with only one vacancy, a 10,827 square foot unit.

JUST LEASED - May 2010 - Reliable Precision Machining, a CNC machine shop, has leased an industrial suite at Etchandy Industrial Complex in Placentia.  The company is relocating its operation from Garden Grove.

JUST LEASED - May 2010 - Iconomy Ventures, Inc. has leased 1241 N. Lakeview Ave., Ste. H, Anaheim at Etchandy Commerce Center.  The growing company markets and distributes cosmetic products.

JUST LEASED - April 2010 - We are pleased to welcome Maverick Abrasives to Etchandy Industrial Complex II where they leased 7,465 square feet at 1961 Miraloma Ave., Ste. D, Placentia.  The company already occupies another building just across the street and this location will allow them room to expand their coated abrasives manufacturing business.

JUST LEASED - April 2010 - Performance Sweeping has expaned and leased an industrial unit at Palm Commerce Centre in Brea.  The company performs parking lot sweeping services for many properties in Orange County, including Palm Commerce Centre.  Welcome to the project!

JUST LEASED - April 2010 - Applied Biomedical has leased 1981 Miraloma Ave., Ste. B, Placentia in order to relocate their lab from Chicago, IL lab to Southern California.  The building is located in Etchandy Industrial Complex II and the existing floor plan was nearly perfect for the company's needs.

JUST LEASED - March 2010 - We are pleased to welcome Irvine Industrial Supply to Etchandy Industrial Complex in Placentia.  The company, which was established in 1976, sells industrial tools and related products.

TENANT EXPANDING - March 2010 -  It's no surprise that a collection company is expanding since the currently rough economy has taken its toll on both individuals and businesses.  An existing collection company tenant at 1045 W. Katella Ave., Orange, has leased Suite 350 for an additional 1,273 square feet.

TENANT EXPANDING - March 2010 - The auction company that leased 1319 W. Katella Ave., Orange, in January has now expanded to 1215 W. Katella Ave., just a couple doors down.

JUST LEASED - February 2010 - Woodcrafters By S&S has leased 3,700 square feet at 1450-1470 W. Katella Avenue, Orange.  The company is a hardwood flooring and supply retailer with locations in Canoga Park, Gardena and Los Angeles.  The building is located just east of Honda Center and Angel Stadium with easy access to the 57, 22 and 5 freeways.

JUST LEASED - February 2010 - Zeman Plumbing has leased 1152 N. Richfield Road, Anaheim.  The company performs plumbing services for both residential and commercial real estate owners.

JUST LEASED - February 2010 -
We are pleased to welcome All Pro Glass to Etchandy Industrial Complex in Placentia.  The company primarily installs residential shower doors.  Many of their clients come via major national retailers.

JUST LEASED - January 2010 - Coast Industries, Inc. has leased 412 E. Commonwealth Ave., Ste. 1, Fullerton at the Fulco Center.  The company produces client-specific buckles for various name brand clothing companies.

JUST LEASED - January 2010 - 1319 W. Katella Avenue, Orange has been leased to an auction company who was located at the same building several years ago.  This time the company expects most of their business to come through online auctions instead of in-person live auctions.  A variety of items will be sold through their auctions, such as antiques, home and office furniture, industrial equipment and chandoliers.

LEASE RENEWAL - November 2009 - Diamond Precision Products has renewed their lease at Etchandy Industrial Complex II.  The CNC machine shop has been a tenant in the Etchandy project since 1991.  We are happy to retain this fantastic 18 year tenant!

JUST LEASED - November 2009 - Architectural Accent has leased 406 E. Commonwealth Ave., Ste. 7 at Fulco Center, a multi-tenant industrial and retail project in Fullerton.  The company represents manufacturers of energy efficient roofing materials and related products in California, Arizona and Nevada.

LEASE RENEWAL - October 2009 - Mickey Cohen Motorsports has renewed their lease for 8,431 square feet at 1961 E. Miraloma Avenue, Ste. B, Placentia.  The company, which provides customization and maintenance services to motorcycle enthusiasts, has been a tenant at Etchandy Industrial Complex II for five years.

JUST LEASED - September 2009 - BMR Technology Corporation, a tenant at Etchandy Industrial Complex II, has agreed to remain a tenant with Etchandy and will relocate to 4430 E. Miraloma Avenue, Ste. C, Anaheim, which is located in Etchandy Commerce Center.

JUST LEASED - September 2009 - NKC Group, Inc. has just leased 1890 Miraloma Avenue, Ste. E/F at EtchandyIndustrial Complex in Placentia.  The contractor, which primarily provides stucco and related services, is relocating from a nearby Etchandy project, also in Placentia.  This transaction leaves the project with two vacancies, Suite D at 1,220 square feet and 1860 Miraloma Avenue, Ste. F at 3,072 square feet.

TENANT REPRESENTATION - August 2009 - We are pleased to announce the successful representation of Concrete Solution Services in their lease of 6,000 square feet at 3029 Oak Street in Santa Ana.  The company provides concrete sealant services primarily to the construction industry.

JUST LEASED - August 2009 - Advent Visual, an outdoor advertising and marketing firm, leased an industrial suite at La Palma Industrial Plaza in Anaheim.  Only two suites remain available at this project.

JUST LEASED - August 2009 - Nightlight Christian Adoptions, which provides domestic, international, and embryo adoption services to families in all 50 states, just leased 4430 E. Miraloma Avenue, Suite B, Anaheim as the new location for their offices.  This suite is located in Etchandy Commerce Center, a high image office, industrial and service-retail project in East Anaheim.

JUST LEASED - August 2009 - Maid Pro of Orange has leased 500 E. Lincoln Avenue, Orange, a historic home converted for office use.  The franchise specializes in home cleaning services and will be open for business in September.

JUST LEASED - July 2009 - We are pleased to announce that Haneline Products, LLC has leased 3,240 square feet at 4364-4366 E. La Palma Avenue, Anaheim, which is part of La Palma Industrial Plaza.  The company manufactures automotive stainless steel dash panels and gauges.

JUST LEASED - July 2009 - We are pleased to announce that Travis Companies, an architectural and engineering firm from Anaheim has just leased 3,050 sq. ft. of office and industrial space at 4430 E. Miraloma Avenue, Ste. F, Anaheim.  This two-story high image suite features 2,330 square feet of office space and is within Etchancy Commerce Center. The project is located just north of La Palma Avenue on the southwest corner of Lakeview Avenue and Miraloma Avenue in the East Anaheim Corridor.

NEW LEGISLATION - July 2009 - A new Department of Real Estate regulation goes into effect July 1, 2009 requiring real estate agents and brokers to disclose their real estate license numbers on certain types of solicitation materials.

JUST LEASED - June 2009 - We are pleased to announce Integrated HealthCare Services has leased 950 Fee Ana St., Ste. A, Placentia.  The company is expanding from its current location in Fullerton to their new 9,799 square foot facility within Etchandy Industrial Complex II.  Integrated HealthCare Services offers a wide variety of healthcare products and services, such as ergonomics, biomedical repair services, medical equipment, orthopedics and prosthetics.

JUST LEASED - May 2009 - We are pleased to announce Area Electronics Systems, Inc., a tenant at EtchandyIndustrial Complex II, has relocated to a new facility in Etchandy Commerce Center.  The company, which has been at its current location since 1995, provides customers with "leading edge server and external storage hardware solutions."

100% OCCUPIED - May 2009 - Junior United Soccer Association (J.U.S.A.) has just leased a suite at EtchandyIndustrial Complex, which is now 100% OCCUPIED.  The non-profit youth soccer organization was established in 1973.

JUST LEASED - April 2009 - We are pleased to announce that Cabinet Wholesalers, Inc. has leased space at La Palma Industrial Plaza in Anaheim.  The company manufactures and wholesales kitchen, bathroom and office cabinetry.  PR Properties, Inc. represented the company and the landlord.

JUST LEASED - April 2009 - We are pleased to announce that SourceOne Ventures, Inc. has leased space at Etchandy Industrial Complex in Placentia.  The company primarily sells home office and home theater furniture through major retail outlets throughout the U.S.  PR Properties, Inc. represented the company and the landlord.

JUST LEASED - January 2009 - We are pleased to announce that Brenda J Fitness Programs and Tracy Dee Academy of Dance have leased 9,030 square feet at 700-704 S. Richfield Road, Placentia.  PR Properties, Inc. represented the companies in both transactions.

JUST LEASED - January 2009 - Etchandy Commerce Center in Anaheim is pleased to welcome OctoClean of Orange County to its list of tenants.  OctoClean of Orange County provides janitorial services to businesses and office buildings throughout Orange County, including our own listing in Rancho Santa Margarita.

OCCUPANCY RATES - November 30, 2008 - Despite the slowing of leasing activity, our properties continue to maintain a very high occupancy level.  This month the Fulco Center in Fullerton became 100% leased and Etchandy Industrial Complex continues to be 100% leased.  Overall, our industrial properties have a low vacancy rate of 3.75%. However, we are marketing additional space that we know will become vacant in the future, which brings our total available industrial space to 5.6%.

JUST LEASED - November 2008 - The Fulco Center in Fullerton is now 100% leased due to an existing tenant leasing the only remaining suite.

100% OCCUPIED - October 31, 2008 - Etchandy Industrial Complex is now 100% occupied with the leasing of the only vacant space in the project.

OCCUPANCY RATES - September 30, 2008 - The six multi-tenant industrial projects we represent are currently 96% occupied, including Etchandy Commerce Center, which is now 100% occupied.

EXPANSION - September 2008 - We are pleased to announce that Aero-Form Tech, Inc., a sheet metal shop specializing in the aircraft industry, have added 6,193 square feet to their operation.

JUST LEASED - September 2008 - We are pleased to welcome Tri-Form Co., Inc. to La Palma Industrial Plaza.  The company, which is a broker of printing and silkscreening services, is relocating from their current facility in Placentia.

BUSINESS NEWS - August 9, 2008 - The Orange County Register reports that California companies are now blocked from enforcing almost all non-compete agreements with employees based on a new landmark ruling from the California Supreme Court. READ ARTICLE

CONSTRUCTION COMPLETED - August 2008 - The restaurant and retail building located at 23572 El Toro Road, Lake Forest has been completed.  The tenants have been given keys and have begun their improvements, which are expected to be completed in the next 90 days.  The tenants are Panda Express, Jersey Mike's Subs, Golden Spoon Frozen Yogurt, Wahoo's Fish Taco and Morgan Dental.

JUST LEASED - August 2008 - We are pleased to announce Jersey Mike's Subs, with over 350 stores nationwide, has leased the last remaining suite at 23572 El Toro Road, Lake Forest.  This building is now fully leased just before the completion of the construction.

JUST LEASED - August 2008 - We are pleased to announce Willing Minds, LLC, has leased 1830 Miraloma Avenue, Ste. A, Placentia.  The company provides computing and networking infrastructure solutions.

OC INDUSTRIAL MARKET UPDATE - July 2008 - The July 21, 2008 Orange County Business Journal reported Orange County's industrial market has a "remarkably low vacancy rate of less than 4%, according to most local brokerages' data, portraying a strong market."  However, the article reported the industrial property "availability rate" is currently 6.8%.  Properties included in the availability rate are those that are currently available and those that will soon be available.

JUST LEASED - July 2008 - We are pleased to announce Consolidated Electrical Distributors has leased 1045 W. Katella Avenue, Ste. 390, Orange.  The company operates over 500 electrical material distribution centers in 45 states.

JUST LEASED - May 2008 - We are pleased to announce Alcon Laboratories, Inc. leased 60 Post, Irvine.  The company develops, manufactures and distributes hundreds of eye care products in more than 180 countries.

100% OCCUPIED - February 2008 - We are pleased to announce the latest leases at La Palma Industrial Plaza (Anaheim) and Palm Commerce Centre (Brea) brings both projects up to 100% occupied.

JUST LEASED - February 2008 - We are pleased to announce the leasing of 23572 El Toro Road, Ste. E, Lake Forest to Morgan Dental.  This leaves only Suite B available at this upcoming retail property, which is scheduled to break ground March 2008.

RASPORT, INC. EXPANDING - December 2007 - We are pleased to announce the lease renewal and expansion of RaSport, Inc., an apparel and promotional products company.  The company just agreed to renew their lease and expand into an adjacent suite located within the Etchandy Industrial Complex.

JUST LEASED - December 2007 - We are pleased to welcome Golden Spoon Frozen Yogurt to 23572 El Toro Road, Ste. B, Lake Forest.  Golden Spoon has over 75 stores primarily in California, however, there are also numerous locations in Arizona, Nevada and Utah.  This building is in the final stages of planning and is expected to be completed in the first half of 2008.

JUST LEASED - December 2007 - We are pleased to welcome Xquisite Dental Studio to Palm Commerce Centre, Brea.  The company leased 2,385 square feet at 320 N. Palm Street, Ste. A, Brea.

JUST LEASED - November 2007 - We are pleased to welcome Wahoo's Fish Taco to 23572 El Toro Road, Ste. D, Lake Forest.  Over 30 Wahoo's Fish Taco restaurants are located throughout California, Colorado, Hawaii and Texas.  This building is in the final stages of planning and is expected to be completed in the first half of 2008.

100% OCCUPIED - November 2007 - We are pleased to announce the leasing of the last available suite at La Palma Industrial Plaza in Anaheim to ATS Tool, Inc.  Five of our six multi-tenant industrial projects are now 100% leased.

JUST SOLD - October 2007 - We are pleased to announce Architects Design Consortium, Inc. purchased three combined  industrial condominiums located at 4875 E. La Palma Avenue, Ste. 606-608, Anaheim.  PR Properties, Inc. represented ADC in this 7,050 square foot transaction.  ADC is an architectural firm primarily serving major restaurant chains, including Cheesecake Factory, Lucille's Smokehouse Bar-B-Que and King's Seafood Company (King's Fish House).

JUST SOLD - October 2007 - We are pleased to announce JB3D, Inc. purchased a 7,960 square foot  industrial building at 731 N. Main Street, Orange.  PR Properties, Inc. represented JB3D in this transaction.  JB3D, Inc. is a premier architectural graphics and branding company providing custom signage design, fabrication and installation services.

JUST LEASED - October 2007 - We are pleased to welcome back Panda Express to 23572 El Toro Road, Ste. A, Lake Forest.  Panda Express, a gourmet chinese food restaurant, was a tenant of this property before street modifications required the building to be demolished.  The  new building is in the final stages of planning and is expected to be completed in the first half of 2008.

CONSTRUCTION COMPLETED - October 2007 - Construction at 60 Post, Irvine, CA is complete and ready for occupancy.  There is up to 10,449 square feet available for lease.

JUST LEASED - July 2007 - We are pleased to announce American Induction Technologies leased an 8,197 square foot building in Anaheim, CA.  PR Properties, Inc. represented AIT in their lease negotiations.  AIT is a manufacturer of numerous types of light fixtures used by municipalities.

JUST LEASED - June 2007 - We are pleased to welcome Echomaster, LLC to 23141 Arroyo Vista, Rancho Santa Margarita, CA.  PR Properties, Inc. represented both Echomaster and the Landlord in lease negotiations for this 6,389 square foot industrial suite.  Echomaster is a manufacturer of aftermarket automotive products, which can be found in countless auto parts retailers.

JUST LEASED - May 2007 - We are pleased to announce Orisue, Inc. expanded to a new building in Orange, CA.  PR Properties, Inc. represented Orisue in their lease negotiations.  Orisue is a clothing design and manufacturing company whose products can be found in skate shops around the world.
